How EMI is worked out
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
P is the loan amount, r is the yearly rate divided by 12 (as a decimal), and n is the number of months. Early EMIs go more towards interest; later EMIs go more towards the loan amount.
Frequently asked questions
What is an EMI?
EMI (equated monthly instalment) is the fixed amount you pay the lender every month. Each EMI pays part of the loan amount and part of the interest.
How accurate is this calculator?
It uses the standard EMI formula, so the result is close to what lenders work out. Your actual EMI can differ slightly because of processing fees, the date your EMIs start and changes in a floating rate.
How does the tenure change my EMI?
A longer tenure lowers your EMI but raises the total interest you pay. A shorter tenure raises your EMI but lowers the total interest.
What is the difference between a fixed and a floating rate?
A fixed rate stays the same for the agreed period. A floating rate moves with market rates, so your EMI or tenure can change during the loan.
How does a part-prepayment affect my loan?
Paying part of the loan early lowers the amount you owe. You can then choose a lower EMI or a shorter tenure. Ask your lender about any prepayment charges first.
Can I use this to compare loan offers?
Yes. Enter the amount, rate and tenure of each offer to compare the EMI and the total interest side by side.
